Technical Specifications

Design of the prefabricated houses has been made in modular panelized system with module size of 120 cm and application of typical small panel elements produced by NikNek Corporation.

It is considered, during the designing that the object should satisfy valid regulations, climate conditions, comfortability and esthetical value.The basic characteristic is fast montage, and demontage if is required without serious damage for the elements.

Advantage of this kind of construction over the classical is:

Building Site requirements

Standard home price does not include foundation, Investor builds foundation and slab according to project documentation given by our designers after the signing of the contract. NikNek can build foundation for you as an additional product package named "Foundation preparation"

Thermal Isolation

Included in Standard Package, Over the slab, hydro isolation that we place is made of hot bitumen layer and tarpaper in layers 2+1 cm in two phases. First, before assembly of the house, hydro isolation in stripes, width 25-30 cm, we place under the foundation beams. Than, after the assembly, on the whole area of the slab. Thermal isolation of hard-pressed mineral wool d=5 cm is placed on top of it, than PVC foil and reinforced cement-plaster flooring with light mesh reinforcement O4-15/15 cm.

If the house design includes chimney inside the house, we build one-channel chimney by SIPOREKS blocks, with smoke outlet.

Chimney for central heating and chimney for house types "Mountain home" 30, 40 and 64, investor builds by its self, as well as the sole heating installations. NikNek can build it for you as an additional add-on package named "Chimney" or "Floor Heathing"

Wall elements

Wall elements are made in modular dimensions 120 x 260 and 60 x 260 cm. The elements are made in workshop, according to general project and delivered on the site. The elements can be external or internal, full or with built-in doors and windows, depending from the place in the object. Element construction is wooden frame d=10 cm, made from healthy spruce logs. All the elements are made with both-side covers of chipboard d=1 cm.

Between the covers and the wooden frame, there is a mineral wool, which is thermal and sound isolation. Inside of the external elements there is a mineral wool d=10 cm, and inside the internal d=30 mm. Connecting the covers from chipboard to frame is done with the couplers 14/50. Assembly of the wall elements and joining into one unit is made with foundation and wall plate beams, and wooden fillets previously injected in made grooves.

Facade walls are covered by ISOTERM covering d=4 cm, and internal walls by gypsum-card boards d=9,5 mm. The elements for sanitary rooms and kitchen are covered with waterproof gypsum-card boards d=12,5 mm.During the construction of the elements, inside of itch are placed PVC cable hoses and outlet boxes for electricity installations.

Joinery

Standard Joinery is made from dry and healthy pine logs. Choice and dimensions of windows and doors is been made according to requirements. Both are made in such ways that can be built-in in workshop or at the site.

Windows (dim. 100/140, 100/120 cm) and balcony doors (dim. 80/220 cm) are with single wings and single sash with horizontal openings, except for windows dim. 80/80 and 60/60 cm, which have both axis openings, with visible hardware. All windows have shutters. Windows can be upgrated to top of the line vinyl options.

Entrance door (dim. 95/225 cm) is made with division in combination of wooden and glass areas, secure with guard lock. Internal doors are full hollow-core doors or glass doors dim. 90/205, 80/205 and 70/205 cm with ordinary lock.

Roof elements

Roof elements are made from wooden trussed roof beams made in workshop from healthy spruce wood I or II class in accordance with structural analysis. They are placed over the wall elements on every 120 cm and connected with "U" anchorages. They are covered board form d=24 mm, laths and bracing.

On top of the form, we place tarpaper and roof laths dim. 24/48 mm which serve as ventilation layer under the roof top quality ceramic shingles.

Gable walls are covered with chipboard d=10 mm and ISOTERM covering. Eaves are made of profiled boards (matchboard). All connections of roof construction are made with suitable nails.

Ceiling construction

Ceiling construction is made from laths 48 x 40 mm, placed under the roof beams, isolation material (mineral wool d=15 cm), PVC foil and ceiling cover of gypsum-card boards d= 9,5 mm.

Below lower belts of roof principals, a grill is placed made of 60 x 40mm staffs, over which, from underneath, a PVC foil vapour barrier is placed together with ceiling layer of 9.5 mm thick gypsum-cardboard plates. Over a grill and ceiling layers thermal insulation is placed, made of 100 mm thick, pressed mineral wool. Grill and ceiling layer are fixed with adequate nails. Together with ceiling layer, filler and strips for final treatment of joints are delivered.

Finishes

Glass

Placing of glass in joinery is done with thermo isolation glass d= 4+12+4 mm. Entrance door is done with ornament glass and internal doors are done with common glass d=3 mm.

Gutters

All gutters are made of Zinc covered tin d=0,55 mm depending of type of house.

Floors

In sanitary rooms (bathrooms and toilets) and under kitchen elements, d=60 cm, we place domestic ceramic tiles with glazed surface dim. 20/20 cm. In all other rooms we place beach "laminat" d=7 mm in standard package. THere are optional packages including Bamboo flooring, floor heathing, parquet, and many more of your choice. On the entrance, entrance stairs and terrace we also place ceramic tiles-quarry or your choice as an additional package.

Inside finishing

Internal walls and ceiling are painted in white dispersion colour in two layers. All joinery is dyed with wooden glazed paint-Sadoline in two layers. The walls of sanitary rooms are covered with ceramic tiles to the ceiling, while in kitchen, tiles are placed till high of 160 cm behind kitchen furniture.

Outside finishing

Outside surface of ISOTERM is covered by plastic facade. All visible wooden surfaces is dyed with wooden glazed paint-Sadoline in two layers. Painting of the plinth wall is not included in standard price. It can be ordered as an additional package.

Instalations

Plumbing and sewage disposal

Plumbing and sewage disposal are made according to main project, visible on the wall. Distribution network of the water supply is done in PVC hydro-technical tubes, and sewage disposal by PVC tubes, in appropriate diameter. All installations are made with outflow, one meter from the object, without installation of hole and water-meter. All sanitary units are white and domestic production. Sanitary elements are placed according to main project and design.

Electric installations

Electrical installation is done according positive regulations for montage objects, with installation of necessary number of plugs. All installations are made with PP-Y cables built in walls and placed over the ceiling in attic, connected across the boards with clips.
Lighting is done with ordinary electric bulbs. We install the surface distribution box on the outer wall.

Note: Changes can be made before the signing of a contract and with agreement with our designers. Depending of the changes, price can be changed also.
